Total Care starts with a one-time Baseline Restoration

Every Total Care property begins with a free baseline inspection. If your tables need restoration to reach tournament condition, we quote the one-time restoration separately — then Total Care covers routine maintenance, refelt credit, and parts credit for the next five years with no mid-contract surprises.

Typical baseline: $400 to $1,200 per table, billed once before plan activation. Most properties need zero baseline work and start fresh from day one.

Plan rates are for 7-8ft tables in our core metros (San Diego, Los Angeles, Orange County, Inland Empire, Phoenix Metro, DFW, Tampa Bay, South Florida, Denver Metro). 9ft tournament tables: +$100/yr per table. Expanded markets within our 5-state footprint: add 24 hours to the tier SLA.

Annual agreement with 30-day cancellation for cause. If we miss SLAs or fail to deliver on the contract, you cancel with 30 days notice and we refund the unused portion of the year. “We already have a handyman for maintenance. Why do we need a specialty vendor?”

Respectfully: your handyman can't level slate. Slate leveling is a precision trade that requires specific tools (digital levels, torque wrenches, shims graded in 1/64”) and the knowledge of how to chase a half-degree drift across 9 feet of rock. Most “handyman fixes” to pool tables we see on inspection are actively making the problem worse — overtightened rails, cracked beeswax seams, stretched felt in the wrong direction, slate damaged by metal tools.

We've rebuilt handyman damage on dozens of properties. The math: your handyman's two hours of “trying to help” cost you a $400 repair on top of the damage. Our Essential Care plan is $399/year — less than a single handyman-gone-wrong incident — and we do it right the first time.

“We tried a pool table vendor before and they ghosted us. How is this different?”

We're aware of the reputation problem this industry has. Most pool table service companies are one-truck operations with a cell phone, no CRM, and no accountability when they miss a visit.

Our plans include a written Service Level Agreement: 48-hour emergency response on Professional, 24 hours on Total Care. If we miss an SLA, you get a credit automatically. Every visit generates a branded condition report that lands in your email within 24 hours. Our scheduling runs on a CRM, not a notebook. And if we ever do ghost you — you have a 30-day cancellation clause in writing.

“We don't have budget for this right now.”

You already have budget for this — it's just allocated to the wrong line item. Your amenity operating budget has line items for pool service, HVAC maintenance, landscaping, elevator service, fitness equipment maintenance. Pool table maintenance belongs in the same category, same amount, same renewal cycle.

The real question is whether you want to spend that money preventively ($399/year predictable) or reactively ($400–$800 per emergency callout, 2–4 times per year, plus the lost leases from broken amenities). The preventive route is actually cheaper than reactive — and it's scheduled, documented, and stress-free.

“Why not just call you when something breaks?”

You can — we do reactive service calls at $400–$800 per visit (emergency rate, no SLA, first-come-first-served). The problem is that pool tables rarely break suddenly. They break slowly over 6–12 months: a bolt loosens, the slate drifts 1/16” out of level, a cushion dries out, a felt tear grows.

By the time it's “broken enough to call someone,” you've already had dozens of bad leasing tours, an angry Google review, and a table that now needs full restoration instead of a 10-minute adjustment. Preventive maintenance catches these at the 10-minute stage. Reactive maintenance catches them at the $1,500 stage.

“What if we cancel? Are we locked in?”

Annual agreement with 30-day cancellation for cause. If we miss an SLA, miss a scheduled visit, or fail to deliver on anything in the plan, you cancel with 30 days notice and we refund any unused portion of the annual payment.

We don't do “cancel anytime” because that's a consumer-SaaS framing and you're running a commercial operation. A real vendor stands behind the contract. We do.

“We're a national property management company with 40+ properties. Can you handle that?”

Yes. Portfolio accounts get a master service agreement, a dedicated account manager, a single consolidated monthly invoice, and quarterly business reviews (QBRs) with your regional leadership. Portfolio pricing is custom based on table count, property count, and service tier mix.

We currently operate in California, Texas, Arizona, Florida, and Colorado — so if your portfolio is concentrated in those 5 states, we can cover it end to end with one contract. For portfolios that stretch beyond those states, ask us — we're actively expanding through 2026.

“What happens during turnover season when everyone's busy?”

We work around your schedule. Our technicians book appointments during off-peak hours (weekday mornings, early afternoons) so we're in and out before tours start or residents come home. We can also batch visits across multiple properties on the same day to minimize disruption.

During peak turnover months (May–August for most markets), we prioritize amenity readiness for pre-move-in inspections so your clubhouses are showroom-ready the day new residents arrive.

“Can you service our other game room equipment, not just pool tables?”

Yes. Professional and Total Care plans include inspection and light service for shuffleboards, foosball tables, ping-pong tables, and poker tables. For larger repairs on non-pool equipment we quote separately at our plan-member discount rate.

If your amenity room also has arcade machines, pinball, or other coin-op equipment, we can recommend trusted vendors in our network — we focus on tables, not electronics, but we'll connect you to people who do that well.
