Every technician dispatched to your property has passed a background check and drug screen. Documentation available on request for properties with stricter access requirements.

30-day cancellation for cause

If we miss SLAs or fail to deliver on the contract, you cancel with 30 days notice and we refund any unused portion of the annual payment. Stated clearly in every MSA.

“We're a national REIT. Can you actually service 50 properties across 5 states?”

Yes, within our current 5-state footprint (CA, TX, AZ, FL, CO). We staff regional operations in each state with trained technicians, not subcontractors. A 50-property portfolio gets a dedicated ops team, a named QBR partner, and typically a sub-day emergency response time in our primary metros.

If your portfolio extends beyond those 5 states, we're actively expanding through 2026. Ask us about your specific markets — we often have coverage plans in motion before public announcement.

“How does billing work for a multi-state portfolio?”

One monthly consolidated invoice, line-itemed by property, with your internal property ID on every line. Delivered to your AP team or uploaded to your vendor portal. We support Yardi, AppFolio, RealPage, Entrata, MRI, and most common property management platforms — plus flat CSV, PDF, or Excel for everyone else.

Tax is calculated per-property based on the state and jurisdiction of that property. Resale certificates on file where applicable.

“Our current vendor's MSA is a mess. Can you work with our legal?”

Yes. We sign your MSA or negotiate terms with your legal team. Typical signing cycle is 5–10 business days. We redline where needed (indemnification, liability caps, IP ownership of reports, data handling) and our standard positions are reasonable for most PM and REIT legal teams. We've signed MSAs from mid-market operators to Fortune 500 landlords.

“What about during turnover season when every property needs attention at once?”

We plan for it. Portfolio contracts include seasonal batch-scheduling: during your high-turnover windows (typically May–August in most markets), we sequence visits to hit every property in a 60-day block so everything's showroom-ready for pre-move-in inspections. Dedicated Account Manager coordinates timing with your regional or asset leads.

“What if we want to pilot just a couple of properties first before committing to the portfolio?”

That's exactly what the Portfolio Pilot is for. Three free audits on three properties of your choosing. No contract, no commitment. You keep the reports either way. If you want to convert to a portfolio contract after the audits, you lock in at 15% off standard rates for the first 12 months. This is the most common way regional PM companies evaluate us.

“Do you work with asset managers, acquisitions teams, or just property-level contacts?”

All three. Asset managers typically engage us for property-by-property condition reports during hold/disposition analysis. Acquisitions teams hire us during due diligence to assess amenity value and deferred maintenance exposure on a target property before close. Property-level contacts handle day-to-day scheduling and service requests. We structure the relationship around whoever owns the decision.
