The Math
The number your regional VP cares about
Before we talk about plans, let's talk about what a broken amenity room actually costs you.
Cost of Doing Nothing
One bad tour, one lost lease
Cost of Our Silver Plan
Predictable, preventive, done
One prevented lease loss covers more than 4 years of Silver Plan.
$449/month vs $24,000 in lost annual rent from a single bad amenity tour. That's not marketing math - that's the arithmetic every CFO does on amenity budgets. The question is whether you want to lose that lease first or prevent it.

The Problem
What property managers actually deal with
Pool tables in common areas break slowly. Nobody notices until it's a problem.
Torn felt visible on tours
Kills first impressions
Resident complaints
"The pool table is broken again"
No vendor on file
Who do you even call?
Sits broken for months
Not urgent enough to prioritize
We make it one vendor, one call, one line item in your budget. Done.

Built For
Class A multifamily & luxury hospitality
Two segments where game room presentation actually moves the revenue needle.
Primary Segment
Class A Multifamily
Luxury clubhouses, Class A clubrooms, high-rise amenity floors. The game room is a leasing line item on the property tour script - if it's maintained, it helps close leases. If it's broken, it kills them. We keep every table in your portfolio showroom-ready so your on-site team can point to it with confidence during every tour.
Portfolio master agreements for REIT & national PM companies
Single invoice across every property in your book
Works around leasing office hours, tours & resident events
Quarterly Business Reviews for accounts with 20+ properties
Ideal customer: 5+ Class A properties under single management, 1-3 tables per clubhouse, annual amenity budget $50K+
Primary Segment
Luxury Hospitality
Premium hotels, resort game rooms, boutique properties, private clubs, corporate retreats. A broken game room in a 5-star lobby reflects on the entire brand. We provide discreet, scheduled maintenance that fits around guest traffic, and we deliver the kind of insurance-grade condition reports your asset management team actually wants on file.
Same-week priority response on Gold & Enterprise
Service during low-occupancy hours so guests never see us
White-glove uniforms & branded documentation
Insurance-grade inspection reports for asset management files
Ideal customer: Marriott/Hilton/Hyatt premium brands, boutique hotel groups, private clubs, resort properties
Also serving: HOAs with clubhouses, corporate offices & coworking spaces, private clubs, upscale sports bars, military base rec rooms, and senior living communities. Individual quotes available - request pricing for your property type.

Straight Answers
Real questions from real property managers
The ones you’re probably already asking yourself.
“We already have a handyman for maintenance. Why do we need a specialty vendor?”
Respectfully: your handyman can't level slate. Slate leveling is a precision trade that requires specific tools (digital levels, torque wrenches, shims graded in 1/64”) and the knowledge of how to chase a half-degree drift across 9 feet of rock. Most “handyman fixes” to pool tables we see on inspection are actively making the problem worse - overtightened rails, cracked beeswax seams, stretched felt in the wrong direction, slate damaged by metal tools.
We've rebuilt handyman damage on dozens of properties. The math: your handyman's two hours of “trying to help” cost you a $400 repair on top of the damage. Our Bronze Plan is $249/month - less than a single handyman-gone-wrong incident - and we do it right the first time.
“We tried a pool table vendor before and they ghosted us. How is this different?”
We're aware of the reputation problem this industry has. Most pool table service companies are one-truck operations with a cell phone, no CRM, and no accountability when they miss a visit.
Our plans include a written service standard: scheduled monthly visits in writing on Bronze/Silver, same-week priority response on Gold, custom SLA on Enterprise. Every visit generates a branded condition report that lands in your email within 24 hours. Our scheduling runs on a CRM, not a notebook. And you can cancel any time with 30 days notice - no auto-renewal traps.
“We don't have budget for this right now.”
You already have budget for this - it's just allocated to the wrong line item. Your amenity operating budget has line items for pool service, HVAC maintenance, landscaping, elevator service, fitness equipment maintenance. Pool table maintenance belongs in the same category, same amount, same renewal cycle.
The real question is whether you want to spend that money preventively ($249–$699/month predictable) or reactively ($400–$800 per emergency callout, 2–4 times per year, plus the lost leases from broken amenities). The preventive route is scheduled, documented, and stress-free - and once you factor in lost leases, it's almost always cheaper than reactive too.
“Why not just call you when something breaks?”
You can - we do reactive service calls at $400–$800 per visit (emergency rate, no SLA, first-come-first-served). The problem is that pool tables rarely break suddenly. They break slowly over 6–12 months: a bolt loosens, the slate drifts 1/16” out of level, a cushion dries out, a felt tear grows.
By the time it's “broken enough to call someone,” you've already had dozens of bad leasing tours, an angry Google review, and a table that now needs full restoration instead of a 10-minute adjustment. Preventive maintenance catches these at the 10-minute stage. Reactive maintenance catches them at the $1,500 stage.
“What if we cancel? Are we locked in?”
Plans bill month-to-month with 30-day cancellation any time, for any reason. No auto-renewal traps. If you sign an optional 12-month Annual Agreement (for the rate-lock + discounted out-of-scope repair benefits), you can still exit with 30 days notice if we miss a scheduled visit, fail to deliver on the plan scope, or otherwise drop the ball — and we refund any pre-paid unused months.
The Annual Agreement is purely a value-exchange (you get rate lock + discounts), not a lock-in. Most properties opt in; you don't have to.
“We're a national property management company with 40+ properties. Can you handle that?”
Yes — that's the Enterprise tier. Enterprise accounts get a master service agreement, a dedicated technician across your portfolio, a single consolidated monthly invoice, and quarterly business reviews (QBRs) with your regional leadership. Enterprise pricing is custom based on table count, property count, and service tier mix.
We currently operate across Southern California (San Diego, Riverside, Orange, Los Angeles, San Bernardino counties) from our San Diego HQ. For portfolios that stretch beyond SoCal, ask us — we're actively expanding the service area and we may already cover your region.
“What happens during turnover season when everyone's busy?”
We work around your schedule. Our technicians book appointments during off-peak hours (weekday mornings, early afternoons) so we're in and out before tours start or residents come home. We can also batch visits across multiple properties on the same day to minimize disruption.
During peak turnover months (May–August for most markets), we prioritize amenity readiness for pre-move-in inspections so your clubhouses are showroom-ready the day new residents arrive.
“Can you service our other game room equipment, not just pool tables?”
Yes. Silver and Gold plans include inspection and light service for shuffleboards, foosball tables, air hockey, ping-pong tables, and poker tables. Gold and Enterprise extend coverage to multi-game units and arcade-style equipment with minor parts included. For larger repairs on non-pool equipment we quote separately at our plan-member discount rate.
If your amenity room also has arcade machines, pinball, or other coin-op equipment, we can recommend trusted vendors in our network - we focus on tables, not electronics, but we'll connect you to people who do that well.
